Why portals are not enough
On a portal you are one listing among hundreds, same photos, same format, neighbour 5% cheaper next door. No brand, no method, no capture: only price comparison. Your website is where the three margin-giving things happen:
1. Capturing sellers. A sell-your-home page with method, real solds and free valuation in one click works while you sleep. Sellers comparing agencies pick whoever demonstrates, not whoever asks for the mandate.
2. Selling in English. On the coast and Balearics, foreign buyers pick agencies by the website. Real English version (no machine translation), listings with what foreigners check, WhatsApp as closing channel.
3. Existing beyond portal rent. The day the portal raises prices or changes rules, your capture stays intact.
The listings rule
An agency website lives or dies by one rule: the portfolio must be alive. Sold flats still listed, two-year-old photos, stale prices. So my number-one condition: the team publishes and removes listings in minutes, with no call to anyone. When updating the site depends on a third party, it dies in 6 months. Demand it that way from day one.
